Terms & Conditions – Ian’s Cleaning

These Terms and Conditions form a contract between Ian’s Cleaning (“Contractor”) and the Client. By engaging our services, the Client agrees to be bound by the terms outlined below.


1. Contract Agreement

1.1 By booking Ian’s Cleaning — whether in person, by phone, text message, email, website form, social media, or any other communication method — the Client confirms acceptance of these Terms and Conditions.
1.2 Unless otherwise agreed in writing by the Contractor, these Terms take precedence over any Terms of Business issued by the Client.
1.3 Any alteration to these Terms must be agreed in writing by the Contractor.
1.4 The Contractor stores basic customer data (name, address, contact details) for the purpose of delivering and managing services. This information is kept securely and never shared with third parties unless legally required.


2. Service Guarantee

2.1 If the Client is not satisfied with any part of the service, the Contractor must be notified within 48 hours so the issue can be corrected free of charge.
2.2 If the Contractor is not notified within 48 hours, the work will be assumed satisfactory and the Client agrees to pay the full service fee.
2.3 For window cleaning using the pure water system, occasional spotting may appear after drying. This is covered by the guarantee as long as the Client reports it within the 48-hour window.
2.4 Skylights, Velux windows, roof windows and similar surfaces are not covered by the guarantee.


3. Services Provided

The Contractor agrees to provide professional cleaning services at the price agreed with the Client. All work is carried out to a high standard using safe equipment and methods.

3.1 Conduct

All operatives will act in a polite and professional manner. Any concerns regarding conduct should be reported immediately.


4. Window Cleaning

4.1 The Contractor uses a pure-water, water-fed pole system for external cleaning. Some staining (e.g. hard water stains, chemical residue, limescale) may not be removable with this method.
4.2 Removal of stickers, paint, cement, silicone, render, plaster, tape residue or other construction debris is not included.
4.3 Hard water staining requires specialist treatment, quoted separately and not guaranteed to be fully removable.
4.4 Optimum results may take several cleans if windows were previously cleaned with detergents.
4.5 Vents above window frames and trickle vents are not deep-cleaned.
4.6 All windows must be fully closed for exterior cleaning. If windows are left open, those areas may be skipped.


5. Gutter Cleaning & Fascia/Soffit Cleaning

5.1 Gutter cleaning covers removal of debris inside the gutter system only. It does not include gutter repair, replacement, sealing or plumbing issues.
5.2 If gutter guards, brushes or other devices need removal, additional charges may apply or the Contractor may refuse the work.
5.3 High gutters requiring specialist access equipment may incur extra charges. These will be discussed beforehand.
5.4 Fascia and soffit cleaning must be booked separately and may not restore all staining, particularly watermarks or material discolouration.


6. Roof Cleaning, Algae Removal & Pressure Washing

6.1 Exterior cleaning services are carried out using methods appropriate to the surface, including softwashing, scraping or pressure washing where suitable.
6.2 Some stains, biological growths or weathering may not be fully removable.
6.3 The Contractor is not liable for damage resulting from pre-existing issues such as loose tiles, deteriorated pointing, cracked surfaces or structural defects.


7. Payments

7.1 All regular clients must set up automated payments via Stripe, GoCardless or another system approved by the Contractor.
7.2 Payment is taken automatically after each visit.
7.3 If payment fails, services may be paused until the issue is resolved.
7.4 If payment is not made within 30 days, the Contractor may pursue debt recovery, and the Client will be liable for all associated fees.
7.5 Deposits (where applicable) are non-refundable.


8. Cleaning Frequencies

8.1 All quotes are based on agreed round frequencies (e.g., 6-week or 12-week window cleaning).
8.2 Service continues indefinitely until cancelled by either party.
8.3 For window cleaning rounds, the Client agrees to a minimum of three cleans before requesting cancellation.
8.4 Service dates may vary slightly due to scheduling, weather, holidays or equipment issues.
8.5 No reminders are issued for annual services unless stated otherwise.


9. Cancellations & Postponements

9.1 To cancel a regular service, the Client must give at least 7 days’ notice via email.
9.2 Cancelling on the day of service or turning away the operative results in a 50% cancellation fee.
9.3 One-off bookings require 48 hours’ notice; otherwise a 50% cancellation fee applies.
9.4 Frequent postponements may result in removal from the round or additional charges.
9.5 Weather (including rain) is not an acceptable reason to postpone, as pure water systems perform effectively in light rain.


10. Access & Restrictions

10.1 The Client does not need to be home; however, gates or access points must be unlocked.
10.2 If access is restricted, only accessible areas will be cleaned, and the Contractor may not return until the next scheduled visit.
10.3 Operatives will not move heavy, fragile or valuable items to gain access.


11. Damages

11.1 The Contractor is not liable for damage caused by:

  • pre-existing defects (e.g., rotting frames, loose rendering, cracked glass)
  • faulty installation
  • decorative bars or Georgian overlays detaching due to age or adhesive failure
  • pre-existing leaks in gutters, roofs or seals

11.2 Any accidental damage caused by the Contractor must be reported within 24 hours for investigation.


12. Health & Safety

12.1 The Contractor will not work in unsafe conditions.
12.2 Overgrown plants, unstable ground, insect nests or hazardous environments must be resolved before work can proceed.
12.3 Work may be postponed in severe weather (e.g. Yellow/Orange/Red alerts).


13. Other Terms

13.1 All quotes and estimates are valid for 30 days.
13.2 No refunds are offered; however, unsatisfactory work will be rectified free of charge if reported within the stated timeframe.
13.3 The Contractor reserves the right to update pricing and Terms, with notice provided to the Client.
